HOW LONG DOES A ROOF LAST IN FLORIDA?

Depending on the material used for your roof will determine how often it needs to be replaced. Keep in mind that these numbers are subject to change if there is damage to the roof due to the unpredictable South Florida weather and hurricane season. Some of the most common average life spans of a residential or commercial roof would be:

  • Asphalt Shingles: 15 to 30 years
  • Wood Shingles: 20 to 25 years
  • Metal Roofs: 50 to 75 years
  • Composition Shingles: 12 to 20 years

WHEN DO I NEED TO REPLACE MY ROOF?

If your roof is starting to show signs of wear and in need of several roof repairs or has reached the potential full lifespan it would be a great time to consider replacing the roof. If you’re a budget conscious homeowner or commercial property owner shingle roofing may be a good option for you.

Shingle roofing protects your property well when quality materials are installed by a licensed roofing contractor. Tile, metal, flat and slate roofs that have a bit longer life spans are additional options to consider.

HOW MUCH DOES A ROOF REPLACEMENT COST?

When it comes to replacing your roof, the costs vary according to the materials, size, and amount of workers typically required to complete the project.

Flat Roofs

Flat roofs are commonly used in South Florida and require rolled roofing material which is also labor intensive. The average rate on a flat-roof in South Florida has ranged between $400 – $500 per square feet.

Shingle Roofs
Singles roofs in South Florida are another common type of roofing material that is an affordable option. This lightweight and easy to install material allow roofers to complete a job quickly. Three-tab shingles are known to be one of the least expensive but depending on your needs, selecting architectural shingles at a higher price per square feet is an alternative. Typically, the average cost for asphalt shingles ranges between $400 to $500 per square feet.

Tile Roofs
Tile roofs cost fluctuate more than shingles and flat roof surfaces. Tiles are much heavier and require heavy machinery to load and raise up to the roof. A standard concrete tile roof can average between $800 to $1,200 per square feet. Clay tile roofs and installation patterns can also increase the cost per square feet to over $2,000.

Metal Roofs
Metal roofs tend to be the more labor-intensive and costlier than shingle roofs. With that in mind metal roofs also have the longest lifespan. The process that is required to install metal roofing consists of moving large pieces of metal and typically ranges between $800 per square feet for lower-end material. You could also expect to pay over $1,800 for higher-end copper roofs and corrosion-resistant metal that ranges between $800 to over $1,200 per square foot.
